Assessments are raised from the per-unit math the budget already produced and collected online. When an owner is late, the grace period, the late fee and the interest come from the CC&Rs, not from a flat rate someone typed into a settings page, and the owner is warned before a fee lands rather than after.

Bank payouts are then matched to the ledger automatically, and anything that does not match is surfaced as work today instead of discovered at year end.

That date is a design decision, not a delay: books cut over cleanest at the start of a fiscal year, so the subscription costs nothing until your books do. Is ResLife Finances a full general ledger, or a layer on top of the accounting system we already use?

It is the ledger. General ledger, journals, accounts payable, bank reconciliation, fund accounting and financial statements run in one set of books, on the same chart of accounts as the budget. The accounting engine underneath is a general-purpose platform used across many industries; ResLife adds the HOA chart of accounts, the fund structure and the governing-document rules on top of it.

Do we have to bring our books over to use the free tools?

No. The budget, meetings, docket, rules, violations, contracts and maintenance tools run alongside whatever you keep the books in today, and your assessments export straight back into it. Finances is a separate decision, made one community at a time, at a fiscal-year boundary you choose.

How does HOA fund accounting work in ResLife?

Operating and reserve money are held in separate funds with their own bank accounts and balances. Interfund transfers are tied to the expenditure that justified them, reserve contributions and draws are tagged straight from the ledger, and a component register tracks the assets the reserve study exists to replace.
